Terms & Conditions

Prices

  • weekly prices are from Saturday 3pm till Saturday 10am
  • the price includes bed linen, towels, heating and lighting
  • a housekeeping deposit of £100 is required with the balance and will be refunded after the holiday assuming nothing is broken or damaged.

Payment

  • a non-refundable deposit is required with each booking to secure your holiday. This should be 25% of the weekly charge
  • the balance is required 8 weeks prior to the start of the holiday
  • if you are booking eight weeks or less prior to the start of your holiday, then the price must be paid in full at the time of booking
  • should Rosebay Cottage not be available when we receive your booking, your monies will be returned in full
  • if we do not receive your balance by 7 weeks prior to your holiday, then the booking will be considered to be cancelled.

Pets

  • dogs are welcome, but must be specified in the booking form, 1 dog is included in your booking but any additional dogs there will be a charge of £25 per dog.
  • any damage by dogs must be paid for
  • in respect for other guests, dogs must be kept downstairs and off the furniture
  • sorry, no other pets are permitted.

Arrival and Departure Times

  • on the day of your arrival, Rosebay Cottage will be ready for you by 3pm
  • on the day of your departure, please vacate Rosebay Cottage by 10 am to enable us to prepare for the next guests.

Smoking

  • Rosebay Cottage is strictly no smoking
  • you are free to smoke in the garden. Please dispose of any cigarette ends.

Keys and directions

  • prior to your holiday we will contact you with details of where to pick up the keys and to provide you with directions.

 

Cancellations

  • should you cancel your holiday we will try and re-let the property. If we are successfull we will return any monies paid, minus the non-refundable deposit. If we are unsuccessful then we will retain the amounts shown in the table below.

 

General

  • when booking Rosebay Cottage, you agree to keep the property and all fitments, furniture, equipment and other contents in or on the property in the like state of repair and condition as at the commencement of the holiday let. You will make good any damage, breakage, or loss that may occur during the period of the holiday let. The property and all fitments, furniture, utilities and equipment must be left in a clean and tidy condition at the conclusion of the period of the holiday let
  • to book Rosebay Cottage you must be 18 years of age or older
  • the booking must be for holiday purposes only
  • only those mentioned in the booking form are permitted to sleep in the property

 

Applicable law

  • The Law of Scotland will apply to the interpretation and enforcement of this contract. You will agree to the jurisdiction of the Scottish Courts.
